Daily Tasks of a Commercial Sales & Leasing Manager (NSW)

1. Client & Prospect Engagement

  • Contact property owners to pitch leasing or sales services.
  • Meet with landlords, tenants, and investors to discuss property needs.
  • Maintain and grow a database of commercial property owners and tenants.

2. Lead Generation & Canvassing

  • Cold call local businesses, developers, and investors for new listings or tenancies.
  • Conduct door knocks in commercial precincts.
  • Follow up with warm leads and referrals from past deals or networks.

3. Listing & Marketing Management

  • List properties on commercial platforms (e.g., CommercialRealEstate.com, realcommercial.com.au).
  • Coordinate photography, floor plans, and signage.
  • Develop and execute property marketing campaigns (digital, print, email).

4. Market Research & Analysis

  • Track current market trends, rental rates, vacancy levels, and comparable sales.
  • Prepare comparative market analyses (CMAs) and leasing appraisals.
  • Monitor zoning and planning regulations affecting commercial areas.

5. Inspections & Property Viewings

  • Conduct property inspections with prospective buyers or tenants.
  • Prepare and present leasing proposals or sale brochures.
  • Gather and respond to feedback from inspections.

6. Deal Negotiation & Documentation

  • Negotiate lease terms, incentives (e.g., rent-free periods), or sale price.
  • Liaise with solicitors, property managers, and valuers.
  • Prepare Heads of Agreement (HOA), Letters of Offer, and assist with leasing/sale contracts.

7. Pipeline & Portfolio Management

  • Track active deals, upcoming expiries, and renewal opportunities.
  • Manage CRM system (e.g., Reapit, Rex, MyDesktop) with current deal activity.
  • Prepare weekly reports for directors or clients.

8. Compliance & Documentation

  • Ensure all agency agreements, contracts, and disclosures comply with the NSW Property and Stock Agents Act 2002.
  • Keep client records, inspections, and correspondence properly documented.
